Городской участок площадью 1 063 м2 на углу с улицей Моне в урбанизации ES PAS DE VALLGORNERA - CALA PI, принадлежащий муниципалитету Льюкмайор. 4132 - 0002. Solar urbano de 1.063 m2 en esquina con calle Monet en la Urbanización ES PAS DE VALLGORNERA - CALA PI perteneciente al término municipal de Llucmajor. Este solar está afectado por una moratoria en la concesión de las licencias de obra por parte del Ayuntamiento de Llucmajor. Ahora mismo la situación es que el Ayuntamiento de Llucmajor ha conseguido unas subvenciones de fondos europeos para acometer las obras de canalización de la saneamientos (aguas fecales), están pendientes de la aprobación del proyecto de obra de dichos saneamientos por parte de Medio Ambiente, y posteriormente se tendrá que tramitar dicho proyecto en el Consell de Mallorca. Una vez aprobado el proyecto, el Ayuntamiento emitirá unas derramas adicionales a cada propietario de solares urbanos para finalizar la obra. Es difícil hacer un cálculo de la duración de esta moratoria, pero puede variar de 2 a 6 años. La ordenanza municipal de urbanismo, teóricamente permite la construcción de una vivienda unifamiliar con planta baja y primer piso con una altura máxima de 7,5 m., donde la edificabilidad máxima sería de 05, m2/m2 solar ( 1.063 / 0,5 = 531 m2 de vivienda), y con una ocupación máxima del solar en planta baja de un 25% ( 25% * 1.063 m2 = 266 m2).
